VA Fixed Rate:
Fixed rate products with the options of 15, 20, 25, 30 year terms. The interest rate remains fixed for the life of the loan. These loans are guaranteed by the Department of Veteran Affairs. Loans are assumable under certain conditions and to not contain a prepayment penalty.
Eligible properties include Single Family Attached, Single family Detached, Condo / PUD, 2-4 Units and Manufactured Homes.
Veterans must be VA eligible as defined by the VA and can obtain a $ o down payment loan for a loan amount up to $ 240,000.00. Loan amounts can exceed $ 240,000.00 with a 25% down payment or equity for any amount over $ 240,000.00 up to $300,700.00. These loans are full documentation loans. A funding fee must be collected from the borrower and can be financed into the loan. The veteran can be exempt from the funding fee upon proper verification of disability.
VA Rate Reduction Refinance:
This is a VA to VA interest rate reduction refinance loan program. The term may be 15, 20, 25, or 30 years on fixed rated products. Loans are assumable under certain conditions and do not contain a prepayment penalty. An interest rate reduction loan or streamline refinance allows you to refinance your current mortgage interest rate to a lower rate than you are currently paying. This is only available to veterans who are refinancing their original VA mortgage and utilizing their original eligibility.
